You might want to change "common areas" to kitchen, unless you plan to change your behavior between now and then (you always clean up in the kitchen and never in any other common space).

ok... another possibility is to have 2 people on the lease. But then we need to figure out how to fill the remaining room (and both signers have to accept the risk).

P.S. I've been hearing that jobs are pretty easy to get. Last week, my housemate got one "by accident".
